SCOPE / BUDGET

Build the package around your needs.

Focused improvement

A kitchen, bathroom or defined area. Removal, surfaces, services, production, installation and waste handling are itemised.

Whole-villa renovation

Multiple areas with site and workshop coordination; phased around the agreed programme and occupancy.

Ongoing property care

Written visit frequency, cleaning scope, pool chemicals, garden work, consumables and repair limits.

What affects the budget?

Area and dimensions; existing condition; materials and hardware; electrical, plumbing or waterproofing work; access and transport; bespoke production volume; programme. The quotation states whether taxes, delivery, removal and waste handling are included.

A fixed price or completion date requires an inspection and written scope. Additional work or material changes are submitted for approval with their cost and programme impact before implementation.

SURVEY / QUOTATION / DELIVERY

From first enquiry to handover.

  1. Brief and initial review

Share the location, current photographs, approximate measurements, occupancy dates and priorities.

  2. Site inspection

Record existing condition, dimensions, access, visible defects and points requiring specialist assessment.

  3. Written quotation

Set out items, quantities, materials and hardware, inclusions/exclusions, payment stages, programme and validity.

  4. Approval and implementation

Agree the decision maker and reporting schedule. Keep progress photographs and change approvals in the same job record.

  5. Handover and follow-up

Review completed work and outstanding items, then share care notes and a close-out list.

PROPERTY CARE / OWNER REPORT

Property care with a practical checklist.

This sample checklist supports planning. Visit frequency and included checks are confirmed for the property in the approved quotation.

How the photographic report works

Each entry: area, observation, dated photo reference, proposed action, urgency, estimated cost where needed, owner approval and completion photograph. Example: terrace door → damp after rain → photo 01 → seal/drainage inspection → awaiting quotation and approval. This scenario illustrates the format; it is not a claim that an inspection or repair has been completed.

For an urgent issue, assess safety and access and inform the owner. Spending and intervention authority are agreed in writing; work requiring approval is not started automatically.
