Preparing a Villa for the Rental Season: A Practical Opening Plan

Do Not Leave Opening Until the Last Day
Preparing a villa for the rental season involves more than final cleaning. A property left closed may need checks, maintenance and time to resolve outstanding work. Once the first arrival date is known in Kalkan, Kaş or Fethiye, plan backwards. Identify obstacles to use first. Decorative finishing touches complete the underlying preparation.
Review Areas in a Practical Order
Use separate lists for the entrance, bedrooms, kitchen and outdoors. Record operating problems, visible damage and missing items. Arrange relevant technical checks with appropriate specialists. Define pool and garden responsibilities separately. A clean-looking photograph does not establish that every function is ready.
Schedule Small Improvements
Loose furniture components, surface repairs and additional storage can be reviewed before opening. Allow for material supply and production. Check dimensions and finishes when adding items to the existing scheme. Prioritise work where necessary. Confirm delivery dates against the actual scope and conditions.
Agree Communication and Follow-up
For owners elsewhere or abroad, identify an approval contact and a photographic reporting method. Separate completed work from outstanding needs. Discuss pre-season renovation, timber work and maintenance along the Muğla–Antalya route with Aslan Construction. Agree the service scope and inspection arrangements separately. Preparation is not a booking or income guarantee; its purpose is readiness for the agreed use.

The photographs illustrate work from our own project archive. Each property has different dimensions, conditions and priorities, so material and installation decisions need an individual review. Share photographs, a location and your requirements to begin a discussion.
